
What is the first decision?
A stronger offer may change price, timing, financing, appraisal exposure, inspection rights, or earnest money. Evaluate each change by the money you could lose or need, not by whether it sounds competitive.
Set the maximum price, minimum reserve, protections you need, possession date, and items you will not waive before a counteroffer. CFPB advises comparing Loan Estimates with the same loan features; the document shows expected terms and is not final approval. Do not shorten an inspection period unless the inspector and needed specialists can complete work before the deadline.
Which evidence can change the answer?
For an appraisal-gap proposal, write the maximum additional cash, the loan assumption, and what happens if the appraisal is lower. For escalation language, ask for the trigger, cap, proof, and interaction with appraisal terms.
How do you make the decision before the deadline?
Do not waive a protection because another buyer might. Decide which risks you can absorb after seeing the actual contract language.
