When you are comparing choices
Use the same assumptions for each option. Record property-specific costs in one column and uncertain amounts in another. A number from a listing, a provider estimate and a verified invoice have different evidentiary weight; keep those differences visible.
Before accepting an offer
Separate the headline price from the estimated proceeds, contractual conditions and timing. Track questions for the agent, lender, inspector and closing professional by responsibility, rather than asking one person to certify every part of the transaction.
