The Nashville perspective

New construction versus resale: compare finished cost and timing

New construction calls for specification and completion evidence; resale calls for condition and work-history evidence. Both require a complete cost comparison.

Put different risks in separate columns

A model home may show finishes not included in the advertised base. A renovated resale may still have older systems. Compare the home you will actually receive and any financing conditions, not a marketing category.

Which completed-home document resolves the comparison?

For a new build, obtain the lot-specific specification, selected options, completion terms and warranty. For resale, obtain inspection, permit and system records. Compare the actual homes and their timing commitments rather than two marketing labels.
