Which luxury market are you in?

For August 2026, our regrouping of ILHM’s single-family luxury bands produced three different sales-to-inventory ratios: 34.29% below $1.3 million, 19.09% from $1.3 million to below $2.2 million, and 11.45% at $2.2 million and above. The lowest group begins at the report’s $900,000 luxury threshold. These are separate property pools, not probabilities that an individual listing will sell.

Where did inventory move in different directions?

In the 15-ZIP snapshot reviewed September 26, 2026, 37203 had 423 active listings and 38.05% annual inventory growth; 37211 had 457 listings and a 3.21% decline. Similar listing totals can conceal different directions of change. This selected sample is not a transaction-weighted Nashville index, and its period labels are explained in the study.

What does a housing headline actually measure?

A $108,000 gap between Nashville listing and sold medians is not a typical negotiated discount. A 12-day sold-home median is not a forecast for an unsold listing. Our explainers show how populations and denominators change the meaning of familiar market numbers.
