Davidson County single-family and condo markets diverged in May 2026

Redfin reported 4.6 months of supply and 55 median days on market for Davidson County single-family homes in May 2026, compared with 9.8 months and 71 days for condos and co-ops. The median sale prices were $550,000 and $379,750. These are separate property segments, not evidence that one individual home is stronger or weaker.

How did the two property types compare?

The rows use the same county, 30-day period and provider. Condos and co-ops had more than twice the months of supply and a 16-day longer median marketing time. The price difference reflects different property populations and does not measure a discount for otherwise identical homes.

What changed from May 2025?

Single-family inventory rose from 2,994 to 3,080, while condo/co-op inventory rose from 1,252 to 1,274. Single-family months of supply moved from 4.1 to 4.6; condo/co-op supply moved from 10.1 to 9.8. This is a historical comparison, not a current availability count.

How should a buyer use the split?

First identify the ownership and property type actually under consideration. Then compare current eligible listings, association documents and charges, insurance, condition, financing and total monthly cost. A county segment can frame questions but cannot establish the condition, value or negotiating position of one property.

How should a seller use the split?

Build the competitive set from the same ownership type and similar location, size and condition. Keep active alternatives separate from recent closed sales. Do not apply a countywide condo or single-family percentage directly to a home.

Redfin aggregates can be revised and apply minimum reporting thresholds. The May 2026 row was the latest complete month available in the retained source, so this report is intentionally historical as of publication. County data does not describe Nashville city alone, concessions, association quality or a specific transaction.
