Five measures, one consistent period
The table keeps every housing measure on the same 2020–2024 period. Dollar figures describe that published series; they are not September 2026 asking prices, lender quotes or a prediction for a specific property in Wilson County.

Similar value estimates can hide different rental comparisons
Wilson’s $428,000 owner-value estimate is $10,600 above Davidson’s, while its $1,486 gross rent is $96 below Davidson’s. This cross-measure contrast is descriptive; it does not establish that a Wilson home offers a better return or that an equivalent rental is cheaper. Property type, location and the populations underlying each statistic differ.
Ownership share is not a supply count
The county’s 77.0% owner-occupied share describes housing tenure during 2020–2024. It cannot tell a Mount Juliet or Lebanon buyer how many homes are available this week. Keep active listings, closed sales and historical housing stock as separate measures when deciding how broad a search needs to be.
Do not mistake a historical cost median for a new-loan quote
Wilson’s $1,971 median owner cost with a mortgage and $509 without one describe different households. Subtracting those values does not isolate principal and interest. For a lake-oriented or suburban search, obtain the specific home’s association obligations and insurance information alongside a current lender estimate.
