Use the exact published-aggregate inputs behind the Nashville studies. Keep each file’s source, period and population with any reused figure; these files do not contain individual MLS listing records.

September 2026 research edition

Each study links to its own CSV. Luxury data describes August activity, with a 13-month history where specified. ZIP data is a dated portal snapshot. The relocation search sample covers April–June. Regional category rows are historical January–March 2026. Read the article before comparing these different populations.

County housing context, 2020–2024

Nine county profiles use Census QuickFacts estimates for a common period. Median owner-occupied value and gross rent describe housing-stock measures, not today’s asking prices or lender quotes.

Definitions travel with the data

A sales-to-inventory ratio does not track a fixed cohort. The 15 ZIPs are a convenience sample. Search flow does not measure actual moves. Historical condo ratios are not current months supply. The public inventory file omits quarantined sold-price fields. These distinctions are necessary to interpret or cite the results accurately.
