Davidson’s 52.8% owner-occupied share is 25.2 percentage points below Williamson’s 78.8% in this nine-county collection. The $417,400 value statistic covers owner-occupied homes, so it does not describe every housing unit represented by the broader tenure measure. A rental search needs its own inventory and terms; the county’s owner-value estimate cannot stand in for them.

Davidson and Wilson show why value and tenure are separate questions

Wilson’s $428,000 owner-value estimate is only $10,600 above Davidson’s, while its ownership share is 77.0% rather than 52.8%. Similar county value estimates can coexist with very different tenure mixes. Neither difference establishes a price for two otherwise comparable homes, or whether buying is preferable to renting.
