Nashville Homes publishes original analysis of clearly identified housing data. Journalists can cite the full studies, inspect the calculations and download the aggregate inputs. Gary Ashton is the author; the original data publishers are credited on each study.

One luxury market, three different levels of competition

In ILHM’s August 2026 Nashville single-family luxury data, our regrouped $900,000–$1,299,999 band had 120 sales against 350 listings, or 34.29%. The $2.2 million-and-above group had 56 sales against 489 listings, or 11.45%. The contrast supports a story about price segmentation; it does not establish the probability that an individual home sells. The full study explains the whole-bin grouping and the publisher’s geographic limitation.

Inventory growth did not tell the same story in every ZIP

In the selected 15-ZIP snapshot reviewed September 26, 2026, 37203 had 423 active listings and a 38.05% annual increase, while 37211 had 457 and a 3.21% decline. Similar counts accompanied different directions of change. The study preserves the selection rule, mixed date labels and source-field exclusions; this is not an all-Nashville index.

A condo comparison with a clearly defined period

Greater Nashville REALTORS’ March 2026 residential figures yielded 4.14 listings per monthly closing, compared with 6.46 for condos. These are our calculations from published counts across the organization’s nine-county reporting area. They describe a Q1 reporting period, not current September supply or a national condominium trend.
