Nashville-area cities did not move in one direction in August 2026

Across 13 selected Nashville-area cities, August 2026 inventory changes ranged from a 6.2% decline in Smyrna to a 31.6% increase in Gallatin. Zillow’s modeled typical home-value changes ranged from a 2.7% decline in Nashville to a 3.3% increase in Nolensville. The two ranges show why a metro headline cannot substitute for a city-specific search.

Where did inventory and modeled values move?

The table gives each city one row and uses the same August-to-August interval. A positive inventory change means Zillow counted more listings active during the month. ZHVI is Zillow’s modeled typical value for homes in the 35th to 65th percentile, not the median sale price and not a valuation of a specific home.

Which cities sat at the ends of the ranges?

Gallatin had the largest year-over-year inventory increase in this selected group at 31.6%; Smyrna had the largest decline at 6.2%. Nolensville had the largest modeled-value increase at 3.3%; Nashville had the largest decline at 2.7%. These are city aggregates with different housing stocks and listing counts, not a scorecard of neighborhoods or individual homes.

Why not rank cities by one number?

A buyer choosing between Nashville, Franklin, Gallatin or another city must still compare commute pattern, housing type, property condition, taxes, association obligations and current eligible listings. A seller needs a property-level competitive set. Directional city data can sharpen those questions but cannot answer them by itself.

Coverage and limitations

The 13 cities were selected because they are served by this site; they are not every municipality in the Nashville metropolitan area. Zillow series are seasonally adjusted, can be revised and use provider-defined boundaries. Small counts can produce larger percentage swings, and the analysis does not weight cities by population, transactions or inventory.
