Realtor.com’s Nashville snapshot displayed a $598,000 listing median and a $490,000 sold median, a $108,000 gap. The two medians describe different groups of homes, so their difference does not measure a typical buyer’s negotiated discount. This September 26, 2026 retrieval also carries the source’s mixed reporting-period labels.

What does the research show?

Realtor.com's Nashville summary displayed a median listing price of $598,000 and a median sold price of $490,000. The difference is $108,000, or approximately 18.1% of the listing median.

That arithmetic is correct. Calling it the discount Nashville buyers typically receive would be incorrect.

The two medians describe different sets of properties. The homes currently offered for sale are not necessarily the homes represented in the completed-sales figure. A different mix of sizes, locations and property types can create a substantial gap even when individual homes sell close to their asking prices.

The price question needs a definition

Zillow's Nashville page displayed a typical home value of $429,741 through August 31, 2026. That is a modeled measure of housing values, not the asking-price median or the median of recent closed transactions.

Redfin displayed a median sale price of $475,538 for its three-month period ending August 2026. Its window and methodology differ from the other headline figures.

These numbers are not interchangeable answers to an identical question. A useful market report names the metric, identifies the population and attaches the reporting period.

A matched-property comparison answers the discount question

To measure negotiation, compare the sale price of each completed transaction with that same property's relevant asking price. Even then, the choice of asking price matters.

Zillow defines its sale-to-list ratio against the final list price. A seller could reduce an asking price before accepting an offer. The eventual sale might be close to that final price while being substantially below the original price. Seller-paid costs could also affect the transaction's economics without appearing in a simple price ratio.

For a buyer considering an offer, the actionable comparison is therefore the home's price history and recent comparable transactions, including any available concessions. The gap between two citywide medians cannot substitute for that work.

For a seller, today's competing listings show the alternatives buyers can choose. Recent comparable sales show prices at which earlier negotiations concluded. Both deserve attention, with adjustments for differences between the properties and the timing of those transactions.

A better way to discuss the market

Instead of asking for one definitive Nashville home price, ask which figure answers the decision at hand. A modeled value series can describe broad value movement. Closed sales can inform a comparable-sales analysis. Asking prices describe seller positioning and available competition.

The original finding here is the scale of the displayed gap and the risk of misreading it. The evidence does not show that Nashville buyers should expect an 18.1% discount, or that sellers as a group are overpricing by that amount.
