
Which eight repairs deserve evaluation?
Ask a qualified professional about items you cannot evaluate confidently, then use the categories below to decide what to repair, price, or disclose.
Evaluate eight categories: 1) active water intrusion; 2) safety hazards; 3) HVAC, plumbing, or electrical function; 4) roof and exterior protection; 5) visible structural concerns; 6) permits or incomplete work; 7) deferred maintenance; and 8) cosmetic presentation. A triage list records condition, scope, quote, and whether the work changes disclosure or pricing. It is not a diagnosis without a qualified evaluation.
What requires a qualified opinion?
For each proposed repair, capture cost, disruption, disclosure implications, and the consequence of leaving it alone. A renovation is not automatically a listing investment; compare it with a credit, price positioning, or disclosure.
What should be fixed, priced, or disclosed?
Complete work early enough to document it accurately. Keep invoices, warranties, and before-and-after photos for the listing file.
