Use one definition across cities
Keep provider, date, geography type, property segment and metric consistent. A city modeled value should not be compared directly with a county sale-price median.
Separate trend from fit
Trend data does not measure commute reliability, schools for a particular need, taxes, services, accessibility, housing condition or the present choice set. Research those independently.
Avoid best and worst labels
A higher value-growth rate is not automatically better for a buyer, seller or resident. It can mean different things depending on timing, affordability and the home being considered.
Build a household decision table
List non-negotiables, acceptable ranges and evidence dates. Add current eligible homes and full monthly costs. Mark any category that remains unknown rather than converting it to zero.
Visit and verify
Use city aggregates to select questions, then verify routes, services, property facts and current listings directly. The August 2026 data cannot replace a present-day search.
