An as-is approach still requires accurate information and careful contract review. Compare actual repair scopes with realistic sale proposals.

Keep the arithmetic visible

The $5,000 difference could disappear with carrying costs, a changed sale price or additional work. Ask whether condition affects financing or insurance. Do not assume that spending $20,000 will produce a particular price improvement.

Which net scenario remains after current evidence?

Use written repair scopes, carrying-cost assumptions and a price opinion that identifies its basis. The decision should remain open when the expected sale-price change, condition effect or work scope is unknown.
