Pricing and offer review: an illustrative net comparison

A higher offer can leave less when seller-paid terms differ. Compare proceeds before choosing based on headline price.

Two fictional offers arrive

The seller receives $600,000 with $18,000 in requested seller-paid costs and $590,000 with $5,000 in seller-paid costs. Before other identical deductions, the first leaves $582,000 and the second $585,000. The lower headline offer leaves $3,000 more on these assumptions.

What the arithmetic does not decide

The seller still needs to compare financing, inspection and appraisal terms, funding evidence, closing date and possession. A higher net subtotal does not establish a higher chance of closing. Record the offer versions and include all actual deductions before relying on the comparison.
