Interview an agent with a consistent evidence worksheet

Ask every candidate how they will handle your particular transaction, who will do the work and what the written agreement requires.

Ask for a process you can evaluate

Describe your actual situation: an out-of-state move, a condo purchase, a sale before buying or a time-sensitive closing. Ask how the agent would identify the hardest part, what evidence they would obtain and how they would communicate a change in the plan. Request a relevant example without asking for confidential client details.

Clarify the engagement before committing

Discuss who represents whom, compensation, scope, duration, cancellation terms and responsibilities in the proposed agreement. Ask who will attend showings, coordinate inspections and handle urgent questions. Read the documents and resolve inconsistent explanations before signing.
