Build comparable deductions
Use the same categories in each offer: negotiated compensation, closing charges, concessions, repair allowances and any other seller-paid amount. Include mortgage payoff in both if you want final estimated proceeds. A blank or omitted cost is not evidence of zero; ask for an estimate and update the comparison.
The higher subtotal is only one part of the decision
Write down financing and appraisal provisions, inspection terms, earnest money, proposed possession and expiration dates. Verify funding through the appropriate professionals. The tool cannot assign a reliable probability to closing or convert a personal timing preference into dollars. Preserve the written offer version behind each entry.
Keep the inputs with the result
Save the figures, their dates and the document or assumption behind each one. Change one input at a time to see what actually changes the decision. A result with uncertain inputs remains an estimate, even when the arithmetic is exact.
