Define the experience in measurable terms
Translate broad preferences into a tour brief. Entertaining might mean a dining capacity, a working kitchen layout and a guest route that avoids private rooms. Working from home might require a separate entrance, reliable connectivity and acoustic separation. A large room count does not automatically deliver any of those functions. Measurements and a walk through the intended routine make the comparison more useful.
Plan specialist questions around the actual property
A pool, extensive drainage work, automation, specialty mechanical equipment or unusual construction may need a specialist beyond the general inspection scope. Request records for installation, service and transferable warranties, then ask the inspector what falls outside the inspection. The useful question is not whether the property feels expensive; it is whether the systems and site support the way you expect to use it.
Keep the acquisition budget wider than the price
Separate immediate work, insurance, recurring service costs and discretionary changes. Obtain relevant estimates while there is still time to act on them. Privacy and access preferences also belong in the showing and communication discussion. Ask who will coordinate specialists, how documents will be shared and which decisions require your direct approval.
