A high-value home needs a selling plan that explains its particular value. Discuss evidence for the property’s features, presentation, qualified access and the way offers will be evaluated against your timing and proceeds priorities.

Which features deserve evidence?

Turn premium features into a property file: design plans, permitted work, system information, material specifications and maintenance records where available. “Custom” is more useful when a buyer can understand what was designed, when work was completed and what remains with the home. A specialty room or substantial landscape installation may matter greatly to one buyer and little to another; presentation should explain its use without assigning an unsupported dollar premium.

Plan photography around the property’s strongest story

Choose the rooms, connections and outdoor spaces that explain how the home lives. Resolve small visible distractions before photography, and decide which possessions or details should not appear publicly. Ask what media will be produced, where it will appear and how inquiries and showings will be handled. Audience-size claims are not a substitute for a clear distribution and follow-up plan.

How should a preparation budget be evaluated?

Use competing proposals with costs, lead times and the specific concern each addresses. A full room refresh, a targeted repair and leaving a feature unchanged are separate options. Ask what evidence would justify each choice, and whether it delays the date you need to be available. No preparation item on this page is presented as a guaranteed price increase.
