Its golf page separately invites membership in an 18-hole Arthur Hills-designed course. These are useful distinctions for a buyer: the community name does not identify one ownership form, one declaration or one set of included privileges. Start with the actual property and section, then obtain the governing documents, current charges and the scope of any included facilities. If golf is part of the decision, ask the club directly about the applicable membership, availability and costs rather than treating a property listing as a membership contract. Compare a resale and a new-build proposal using the actual specification and obligations. The website describes the community’s offerings; the current property and provider agreements determine what the buyer receives.

Read the documents for the specific phase
Obtain the recorded declaration, current budget, known assessments and rules that apply to the actual property. A community-wide amenities description does not establish which facilities are included in a particular owner’s dues.
Ask what requires a separate agreement
Confirm any optional membership, initiation cost, reservation rule or access limitation with the provider. Keep it separate from mandatory ownership charges when comparing the monthly budget.
